Engineered Wood Flooring vs LVT: Full Comparison
Two Premium Flooring Options — But Very Different Products When choosing a new floor for a living room, bedroom, hallway, or open-plan space, two product categories consistently come up in conversation: engineered wood and luxury vinyl tile (LVT). Both can look strikingly similar in a room — particularly the wood-effect LVT designs that now replicate oak, walnut, and ash with impressive realism. But beneath the surface, these are fundamentally different products with different strengths, limitations, and ideal applications. This guide compares engineered wood and LVT across every dimension that matters to a UK buyer in 2025. What Is Engineered Wood Flooring? Engineered wood is a real wood product. It consists of a top layer of natural hardwood (the wear veneer) bonded to multiple layers of cross-ply plywood or HDF beneath. This construction gives engineered wood far greater dimensional stability than solid timber, making it suitable for use with underfloor heating and in rooms that experience mild seasonal humidity changes. The thickness of the wear veneer ranges from as little as 2mm on budget products to 6mm on premium boards. A thicker veneer allows the floor to be sanded and refinished multiple times over its life — a key advantage over both LVT and thin-veneer engineered boards. What Is LVT? Luxury vinyl tile is a fully synthetic, multi-layer flooring product. A photographic print layer replicates the appearance of wood, stone, or other materials, protected by a clear wear layer and backed by a stable PVC or SPC core. LVT contains no natural wood — it is entirely waterproof, dimensionally stable, and unaffected by moisture. Appearance and Authenticity This is perhaps the most subjective comparison, but it's also one of the most important for many buyers. Engineered wood: Contains actual hardwood on the surface — the grain, texture, and variation are genuine. No two boards look exactly alike. The floor improves with age, developing a natural patina that many people find more characterful than a new floor. LVT: Uses high-resolution photography and embossed texturing to replicate wood. Modern premium LVT is remarkably convincing — but it is a reproduction, not the real thing. Pattern repeat (the point at which the same design repeats across planks) is a technical limitation that doesn't exist in real wood. If the genuine warmth and character of real wood is a priority, engineered timber has an authenticity that LVT cannot fully replicate. However, for buyers who are primarily concerned with practical performance, the visual difference between premium LVT and engineered wood is small enough that most guests won't notice. Moisture Resistance This is where LVT has a clear, decisive advantage. LVT: 100% waterproof throughout the entire product. Suitable for kitchens, bathrooms, utility rooms, and any other wet or high-humidity environment. Spills cause no damage; steam causes no damage. Engineered wood: More moisture-resistant than solid wood due to its plywood backing, but the hardwood veneer on the surface can swell, discolour, or cup if exposed to prolonged moisture or excessive humidity. Not recommended for use directly beside sinks, in bathrooms, or in rooms with persistent damp issues. For kitchens and bathrooms, LVT is the clear winner. For dry living spaces and bedrooms, engineered wood is perfectly suitable. Warmth and Comfort Underfoot Engineered wood: Natural wood has inherent warmth — both thermal and acoustic. It feels genuinely warm underfoot without heating and absorbs sound better than hard tile surfaces. LVT: Warmer than tiles but cooler and harder than wood. Thicker SPC click LVT (6–8mm) with an integrated underlayer comes close to engineered wood in terms of underfoot feel, but thin glue-down LVT on a concrete subfloor can feel noticeably cool. In bedrooms or living rooms where comfort is paramount, many buyers prefer the feel of real wood. In kitchens, hallways, and high-traffic areas, the practical advantages of LVT often outweigh this consideration. Durability and Maintenance Engineered wood: Susceptible to scratching from grit, pet claws, and furniture. Requires regular sweeping, careful damp mopping, and periodic re-oiling or re-lacquering depending on the finish. Boards with thick veneers can be sanded and refinished to remove scratches and restore the surface — extending the floor's effective lifespan considerably. LVT: The wear layer provides strong scratch resistance at the 0.55mm level. Maintenance is minimal — sweep and occasional damp mop. The surface cannot be sanded or refinished; once the wear layer is compromised, individual planks can be replaced (in glue-down formats) or the floor relaid (in click formats). Cost Comparison Budget LVT: £15–£25 per m² Premium LVT (Amtico, Karndean): £40–£65 per m² Budget engineered wood: £20–£35 per m² Mid-range engineered wood: £40–£70 per m² Premium engineered wood (thick veneer, wide boards): £70–£150+ per m² At mid-range price points, the two products are directly comparable in cost. Premium engineered wood — particularly wide-plank, thick-veneer boards — commands a significant premium over equivalent LVT. Underfloor Heating Both products can be used with underfloor heating, but with important differences: LVT: Excellent UFH compatibility. Glue-down LVT in particular is recommended for UFH environments, with minimal thermal resistance and a stable response to heating cycles. Engineered wood: Compatible with most UFH systems when the board dimensions and species are appropriate. Narrower boards and stable species like oak are preferred; very wide or exotic species boards may not be suitable. Maximum surface temperature is typically 27°C. Which Is Right for You? Choose engineered wood if authentic natural character, warmth, and the ability to sand and refinish are important to you, and your room is dry with stable humidity. Choose LVT if waterproof performance, minimal maintenance, and value for money are your priorities — or if the floor will be used in a kitchen, bathroom, or other moisture-prone area.
